Check in time is at 3:00pm. Your door code for entry will be texted to you two (2) days prior to the first day of your rental. Check out time is at 10:00am. Your entry code will be disabled upon departure. 

 

 

 

Cancellation Policy – You may cancel this agreement within three (3) days of signing and receive a full refund (if occupancy has not begun). After three days, cancellation for any reason results in the loss of any money paid, except for the refundable security deposit ($400).

 

 

Renter agrees to vacate premises no later than the hour and date shown above. Renter agrees to leave the house in an orderly fashion as it was found. Moving of furniture is prohibited. All food must be removed from the refrigerator and countertops upon checking out, also set the air conditioner to 75 degrees. All garbage and recyclables must be placed in their proper containers outside. 

 

Renter agrees to maintain the property in the condition in which it was found.Reasonable wear and tear accepted. Renter also agrees to replace or pay for losses, breakage or damage should such occur. 

 

Renter is to furnish all towels, linens, blankets, etc. 

BEACH BADGES NOT INCLUDED WITH RENTAL...Badges can be purchased at the beach hut up the street... Last years cost for 8 badges was $155. 

 

OWNER SHALL NOT BE RESPONSIBLE FOR DAMAGE OR LOSS OF RENTERS PERSONAL PROPERTY!

- Third bedroom (sleeps 3) with bunk bed – full on bottom, twin on top and TV

- Fourth bedroom downstairs (sleeps 2) with full bed and TV 

  • 2 bathrooms 

- First floor – full bath with standing shower 

- Second floor – full bath with tub 

  • Dishwasher, microwave, stove/oven, central air, ceiling fans (4), gas heat, washer/dryer, wireless internet, Smart TV, gas grill, outdoor dining 

  • Ocean block home, 8 houses from beach access 

  • Renters need to provide their own linens/towels/blankets,etc. 

  • No pets, smoking, or vaping on premises 

  • Vehicles (2) must be in the driveway – no on-street parking 

  • Beach badges are not included. They can be purchased at the beach entrance. Badges are sold by day or week.

Owner Specific Rules:  

  • This property has a maximum occupancy of nine (9) people 

  • No large gatherings or parties 

  • No proms or underage (21) occupancy WITHOUT guardian on premises at all times 

  • No campers/mobile units or tents may be set up to extend occupancy 

  • Sub-letting is not permitted 

  • Code enforced neighborhood quiet hours are from 10:00pm - 8:00am

  • Please respect neighbors properties and do not put or lean anything against their homes or property

  • Property owner is not responsible for loss, theft, or damage to your belongings during your rental stay

  • Owner will not be held liable for any injury while staying at the property

  • No underage drinking, substance abuse, or any illegal activities in the home or on the property

  • No daily housekeeping services available 

  • Renter will be given the code to access the home on or about 3 days before arrival via text message 

  • Renter shall notify us immediately if a maintenance problem develops so we can have it remedied as quickly as possible. Owner reserves the right to make repairs as necessary, and to enter the rental property with reasonable notice, or without notice if you cannot be reached. No refunds will be provided due to inoperable appliances, air conditioning, etc, although the owner will make every reasonable effort to assure that all appliances are and will remain in good working order. Also, no refunds will be given due to power outages, water shortage, flooding or mandatory evacuation of the area due to hurricanes or other potentially dangerous situations.
